Retaining walls impact grading and drainage, required setbacks to property lines and rights-of-way, sight-triangle areas near driveways, and sometimes guard/fence and erosion-control requirements.
Reviewers want a scaled plan that shows the exact wall alignment & length, height zones (max height), how the wall ties into the top/bottom of slope, clearances to buildings/driveways/trees, and the intended drainage/weep outlet – along with any easements and visible utilities.
A clear, scaled, non-certified site plan showing both existing and proposed conditions is the fastest way to get approval and avoid costly rework.

In most cities/counties yes – especially if the wall is ≥ 3-4 ft high, supports a surcharge (driveway, parking, building, pool, slope) is terraced or is near a right-of-way. Check your local office and HOA.
A scaled plan with wall alignment & length, height ranges (max height), TOW/BOW or top/toe of slope, setbacks to lot lines/ROW and distances to buildings/driveways/walks, drainage/weep outlet & flow direction, easements and visible utilities – plus north arrow, scale and legend.
We’ll show each wall alignment, spacing and height ranges. Final terrace separation (often ≥ 2× lower wall height) and stability are determined by your engineer and local code.
We can place spot elevations or reference provided contours. Full topographic surveying/cut-fill calcs are outside scope.
We indicate weep/drain outlet and simple flow arrows around the wall. Engineered drainage/stormwater design must come from your engineer.
We label visible/known utilities and easements and add an 811 utility-locate recommended note. The site plan is not a substitute for a locate.
In order to show proposed or existing utilities on the Site plan (well & septic system, leach filed, etc.) you need to provide us with the information needed.
No. We provide the non-certified site plan. SRW/concrete details, footing/embedment, geogrid/reinforcement, surcharge checks, geotechnical report, and engineered grading/stormwater come from your licensed engineer/manufacturer.
We can reference their sheets on the plan.
Our non-certified site plans are accepted by most cities & HOAs. Requirements can vary, so please check with your local office first.
Our standard delivery is within 24 h, you can choose rush options 6h or 12 h
We include unlimited revisions until approval or money back.
You’ll receive a PDF ready for online portals or print. DWG & JPG are available on request.
In many cities, the terms are used interchangeably. We draft a scaled plan that matches typical permit/HOA requirements, and we revise if your reviewer requests changes.
